Watercolor Painting of Old Farm House , Unsigned   14.25  x  18".    It is on stiff water color paper and unframed.    There is some scrapes in the upper left hand corner that would be concealed by a frame or mat.    The painting may have been signed but it looks like it has been trimed to fit the frame that it originally come in.  But it was an ugly  damaged frame and not worth the extra shipping cost .   

The condition is excellent with expection of what has been mentioned .
